Foundation Cracks
A horizontal crack is the one crack type that is not mainly about water. It is about soil pressure — and it is the one where sealing it can hide the problem instead of solving it. This page is written to tell you when to stop calling waterproofers and call an engineer.
Is a horizontal crack in a foundation wall serious? More often than any other crack type, yes. Vertical and diagonal cracks are usually shrinkage or settlement — a nuisance and a leak, rarely a threat. A crack that runs horizontally, straight and level across the wall, usually means the soil outside is pushing in harder than the wall can resist. That is a structural condition, not a waterproofing one. Injection can stop water passing through it, but injection does not restore a wall’s capacity to resist the pressure that cracked it. If the wall is bowing, leaning, or the crack is widening, the first call should be a professional engineer — not us, and not any waterproofing contractor.
Crack injection does not fix a bowing wall. It seals the path water is taking through the crack. It does not push the wall back, it does not add resistance to lateral load, and it does not stop the soil outside from continuing to do what it was already doing.
ACI 224.1R puts the general principle plainly: unless the cause of the cracking has been corrected, new cracks will probably form near the original crack. On a horizontal crack the cause is the soil, and injection corrects nothing about the soil.
There is a legitimate use for injection here, and we want to be precise about it: after a wall has been assessed and, where required, structurally addressed, sealing the crack against water is reasonable and useful. Injection as the whole answer to a horizontal crack is the problem. Sealing it makes the wet spot disappear, which feels like a repair and removes the very symptom that was telling you something was wrong.

How to measure deflection in a basement wall

The number matters less than the trend. One measurement tells an engineer how far the wall has moved. Two measurements a few months apart tell them whether it is still moving — which is the question that actually decides what happens next. Write the figure and the date on the wall in pencil, or photograph the tape against the string.
Horizontal cracks have causes, and the cause decides the repair. Guessing at it is how walls get sealed instead of fixed.
Wet soil is far heavier than dry soil, and saturated ground adds hydrostatic pressure on top of its own weight. A wall that coped for thirty years can crack in one exceptionally wet spring.
Clay swells as it takes on water and shrinks as it dries. Across a Southern Ontario year that is a slow push-pull cycle against the wall, every year, in the same direction.
Water in soil expands as it freezes. Where backfill holds water and frost reaches the wall, that expansion has to go somewhere, and the wall is the only thing that moves.
A driveway, a parked vehicle, a patio, a retaining wall or fill piled against the house all add load the original wall was never designed to carry.
Blocked weeping tile, a downspout discharging at the wall, or grade that slopes toward the house. All of them keep the backfill wetter than it was designed to be.
Backfilling before the floor system was in place leaves the wall unbraced at the top. Damage done at that moment can show up years later.
Notice how many of those are about water management rather than the wall itself. That is the uncomfortable overlap: fixing drainage is often part of the real answer to a horizontal crack, and drainage work is exactly the sort of thing that gets quietly skipped when a contractor is selling a crack repair.

The real repair options for a wall cracked by soil pressure are structural, and an engineer specifies which one is appropriate for your wall and your loads. Broadly, they fall into these families:
After the structural question has been answered. Once a wall has been assessed, and stabilised if it needed stabilising, injecting the crack to stop water passing through it is sensible, useful work — and it is what we do well. Sealing that same crack before anyone has looked at why it is there is how a structural problem gets hidden behind a dry-looking wall.
So here is our position, plainly. If you call us about a horizontal crack, we will come and look for free. If the wall is straight, not moving, and the crack is a water problem, we will seal it and tell you what we saw. If the wall is bowing, offset, or we cannot tell, we will say so and tell you to get an engineer before spending money with anyone — including us. We would rather lose the job than seal a wall that needed a different conversation.

Not always, but it carries a higher chance of being structural than any other crack direction. Vertical and diagonal cracks are usually shrinkage or settlement. A horizontal crack normally means lateral earth pressure — the soil pushing inward — which is a load problem rather than a water problem. The ones that are not serious are usually not cracks at all: pour seams, form lines, cold joints and rows of tie-rod holes all read as horizontal lines to an untrained eye. Establish which you have before assuming the worst, and before letting anyone seal it.
There is no single number that separates safe from unsafe, and anyone quoting you one without seeing the wall is guessing. It depends on wall height, thickness, construction type, reinforcement, soil loading and how much of the movement is recent. What matters at least as much as the amount is whether it is still moving. Measure it, write down the date, measure again in a few months. A wall that moved once and stopped is a very different problem from one moving a millimetre a season, and that distinction is an engineer’s call, not a contractor’s.
Physically yes, and it will stop water coming through. But that is a narrower claim than it sounds. Injection puts resin in the crack; it adds no resistance to the pressure that created the crack and does nothing to the soil outside. On a wall that has been assessed, is not moving, and simply leaks, injection is a reasonable and useful repair. On a wall that is bowing, it removes the symptom while the cause continues. We will do the first. We will tell you to get an engineer before the second.
Measure it. Run a taut string line from the top of the wall to the bottom, held tight against the concrete at both ends, and measure the largest gap between string and wall — usually near mid-height. Write the measurement and the date down. Repeat in two or three months, ideally across a wet season. Two numbers tell you the thing one number cannot: whether the wall is stable or still going. That record is also the single most useful thing you can hand an engineer.
For a genuine horizontal pressure crack, yes — and the reason is worth understanding. Designing a structural repair is the practice of professional engineering. A contractor can install what an engineer specifies, but choosing between carbon fibre, anchors, or rebuilding requires knowing the loads, and that is an engineering determination. It also protects you at resale: documentation from an engineer is worth considerably more to a buyer than a receipt from a waterproofer.
Because a block wall has a built-in line of weakness every course. The mortar bed joints are weaker in tension than the blocks themselves, so when lateral pressure exceeds what the wall can take, it opens along a bed joint rather than fracturing through the units. That is why horizontal cracks in block so often run dead straight along a single mortar line, frequently around the middle third of the wall height where the bending moment is greatest. It also means the crack can look tidy and deceptively minor while representing real movement.
Yes, and people do it regularly — but disclose it and document it. A horizontal crack will be picked up by any competent home inspector, and an undisclosed one discovered during the inspection will cost you far more in renegotiation than dealing with it up front. The strongest position is an engineer’s assessment in hand, plus whatever work it recommended, with paperwork. That converts an alarming unknown into a known, priced, finished item.
Usually not, and this catches people out. Standard Canadian homeowner policies typically exclude damage from earth movement, settling, and gradual deterioration — which is precisely what a soil-pressure crack is. There can be exceptions where the crack results from a specific insured event rather than gradual pressure. We are not insurance advisors and this is not advice on your policy: read your wording and call your broker with the specific circumstances before assuming either way.
Look at the edges and at the concrete either side. A structural crack is a fracture: the line is relatively clean, and the concrete matches on both faces because it was once continuous. A pour seam or cold joint is an interface between two separate placements, so the boundary is rough and textured and the concrete either side can differ slightly in colour or finish. Cold joints within a wall are also commonly sloped rather than dead level. A dead-straight, level line with matching concrete either side, especially with any bowing, is the one to take seriously.
It helps, and on some walls it is a necessary part of the answer — but on its own it rarely reverses damage that has already happened. Correcting drainage reduces saturation and therefore reduces pressure, which can slow or stop further movement. It does not restore capacity to a wall that has already cracked and deflected. Think of it as removing the cause rather than repairing the effect. An engineer looking at your wall will usually want both addressed, and will tell you which order they matter in.
